    Define the brief

    Start with your team, customer visits, equipment, preferred neighbourhoods and move date. Separate essentials from preferences: usable area, private rooms, accessibility, deliveries and room to grow can matter more than the advertised square footage.

    Build and test a shortlist

    Compare locations and properties against the same brief. On tours, follow the route your staff, customers and deliveries would take. Look at daylight, noise, the placement of columns and the work needed to make the layout function.

    Compare the full commitment

    Look beyond base rent. Compare additional rent, utilities, parking, fit-out costs, deposits and the proposed term. Record what each estimate includes so two attractive monthly figures do not conceal different obligations.

    Negotiate and coordinate

    Discuss the commercial terms, possession date, work to be completed and the flexibility your business needs. Coordinate the next steps with your lawyer and other advisors, including approvals and fit-out planning before opening.

Should we renew or relocate?

Compare both options against the same requirements. Staying may reduce disruption, while a move may improve layout or location. Include moving, improvements, downtime and future growth in the comparison, alongside the proposed rent.

When should we start?

Start with the notice dates in your existing lease and work backward from your required opening date. A fitted office and a space needing construction have different timelines. Share your dates early so the search reflects the time available.

Can you help with a sublease?

Subleases are part of Gitalis's leasing services. Compare the remaining term, permitted use, included improvements and any consent requirements. The commercial terms and the underlying lease both matter.
